If you’ve ever dreamed of palm trees, sandy beaches, and year-round sunshine, Florida has probably been on your radar. But what’s it actually like to live here—and is Central Florida the right fit for you?

I’ve lived here long enough to learn the good, the bad, and the little things you don’t always hear until after you move. This guide breaks down real life in the Sunshine State—weather, lifestyle, investing near the theme parks, the “wildlife factor,” and the practical stuff buyers wish they knew sooner.

The Heat Is Real (But So Is the Payoff) 🌡️

Summers in Central Florida are hot, humid, and stormy. Afternoon thunderstorms are so common you can set your watch by them.
The trade-off: months of gorgeous weather in fall, winter, and spring—and no snow. Coming from those freezing Indiana winters, that’s still one of my favorite things.

Quick tips

  • Plan your outdoor time early morning or evening in summer.

  • AC is your MVP—budget for consistent use.

  • Keep a compact umbrella in the car. Always.


Outdoor Living, Lakes, & Lifestyle

Central Florida is built for being outside: lake days, golf, pickleball, farmers’ markets, and alfresco dining much of the year. Many people say that once they settle into Florida’s rhythm, they can’t imagine going back.


Theme Park Capital of the World: What That Means for Daily Life (and Investing) 🎢

Greater Orlando is home to world-famous attractions and a steady stream of visitors year-round. That has two big impacts:

1) Lifestyle & Convenience

  • World-class entertainment, dining, and seasonal events in your backyard.

  • Growing job market tied to hospitality, tech, healthcare, logistics, and construction.

  • Excellent air connectivity with major airports (Orlando + Tampa) and robust toll road networks (SunPass recommended).

2) Real Estate & Year-Round Rental Demand

If you’re considering an investment property, the theme park corridor (think Davenport, ChampionsGate, Kissimmee/Four Corners, Reunion, parts of Clermont) is purpose-built for short-term vacation rentals. Meanwhile, Central Florida cities like Auburndale, Lakeland, and Winter Haven see strong annual lease demand thanks to jobs, schools, and lifestyle amenities.

Investor Snapshot

  • Short-Term Rentals (STRs): Look for communities zoned for vacation rentals and HOAs that explicitly allow them. Proximity to parks and resort-style amenities can drive occupancy.

  • Mid-Term Rentals (MTRs): 30–90 day stays for travel nurses, corporate relocations, or extended vacations—often lighter wear-and-tear than STRs.

  • Long-Term Rentals (LTRs): 12-month leases offering stability and lower management intensity, especially in suburban neighborhoods.

⚠️ Important: STR rules vary by city/county and by HOA. Many areas require registrations, business tax receipts, and tourist/sales tax collection. Before you buy, verify local ordinances, HOA bylaws, minimum-stay rules, occupancy limits, parking rules, and pool/safety requirements. I’ll walk you through this step by step so there are no surprises.


Hurricanes, Lightning, & Insurance (The Practical Stuff)

  • Hurricane season: June–November. Inland Central Florida avoids direct storm surge but still gets wind, rain, and occasional power outages. Have shutters or impact windows, a generator plan, and an emergency kit.

  • Lightning: Florida sees some of the highest lightning activity in the U.S. Secure electronics with surge protection and respect summer storms.

  • Insurance: Budget thoughtfully. Wind mitigation features (impact windows/doors, newer roof, proper roof-to-wall connections) can help with discounts.

  • Helpful inspections for buyers:

    • Full Home Inspection

    • 4-Point Inspection (roof, HVAC, electrical, plumbing)

    • Wind Mitigation (for insurance credits)

    • WDO/Termite (wood-destroying organisms)


Flood Zones, Lakes, & Water

Central Florida is dotted with lakes. Some properties are not in high-risk flood zones, others are—don’t guess. We’ll review FEMA maps and elevation, plus any required flood insurance. Lakefront is amazing—but learn about seawalls, docks, and wake rules.


HOAs, CDDs, & Newer Communities

Newer master-planned communities often include HOAs (for amenities/appearance) and sometimes CDD fees (to fund infrastructure). Fees vary widely; amenities can be fantastic—clubhouses, resort pools, pickleball, and guarded gates. We’ll match your lifestyle to the right community culture and cost structure.


Cost of Living & Taxes

Florida has no state income tax, which many new residents love. Expect a state + local sales tax on purchases, and budget for homeowners insurance, potential flood insurance, HOA/CDD fees, and utilities (AC usage in summer). Eligible primary residents can apply for the Homestead Exemption for potential property tax relief.


Schools, Healthcare, & Daily Conveniences

  • Schools: Options include zoned public, magnet, charter, and private. Florida has broad school choice policies, but availability varies—always confirm for your target address.

  • Healthcare: A growing network of hospitals, urgent cares, and specialty clinics.

  • Shopping & Essentials: Big-box stores, specialty grocers, and local markets are abundant—plus drive-thru everything.


Commuting & Getting Around

Central Florida uses a mix of interstates and toll roads. A SunPass saves time and unlocks faster routes. Typical beach day? Many Central Florida residents reach the Atlantic in about an hour and the Gulf in roughly 1.5–2 hours depending on starting point and traffic.


Florida’s “Wildlife Factor” 🐊 (Yes, It’s a Thing—and Mostly Awesome)

Florida wildlife is part of the charm—and requires respect.

What you’ll actually see

  • Alligators: Assume they’re in most freshwater. Keep pets leashed near lakes and retention ponds; avoid the water’s edge at dawn/dusk.

  • Snakes: Most are harmless; a few are venomous. Give all snakes space; learn basic ID or call a pro.

  • Birds: Sandhill cranes (protected), osprey, herons, eagles—bring a camera, not bread.

  • Lizards & Geckos: Your friendly bug-eating neighbors.

  • Bugs: Mosquitoes (use repellent), fire ants (watch the mounds), and palmetto bugs (a.k.a. big cockroaches—routine pest control helps).

  • Lovebugs: Seasonal swarms (typically spring and fall). Harmless, but wash them off your car promptly.

Homeowner tips

  • Screened lanais keep the outdoors enjoyable.

  • Regular pest control and trimming vegetation help prevent critter visits.

  • Secure trash and avoid feeding wildlife (it’s unsafe and can be illegal).


Things People Don’t Tell You (But You’ll Be Glad You Knew)

  • Summer storms move fast; plan your day around radar apps.

  • UV is intense—sunscreen and hats aren’t optional.

  • Your first “lovebug season” is a rite of passage.

  • AC maintenance matters: change filters, service units, and mind humidity.

  • Closing day extras in Florida can include estoppel letters (for HOAs), HOA approvals, and utility setup timing—lean on your agent’s checklist.
